Landlord Fees

The fees for the services below are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

Full Management Service
13.2% (11% + VAT) of the total rent due taken as rent is payable
(Minimum fee of £1200 (£1000 + VAT per annum)
Plus a set up fee for each new tenancy of 60% of the first months rental (50% + VAT) with a minimum fee of £474 (£395 + VAT)

Rent Collection and Renewal Service
10.8% (9% + VAT) of the total rent due taken as rent is payable
(Minimum fee of £1200 (£1000 + VAT per annum)
Plus a set up fee for each new tenancy of 60% of the first months rental (50% + VAT) with a minimum fee of £474 (£395 + VAT)

Tenant Find Only Service
One month's rent, inclusive of VAT payable at the start of the tenancy subject to our minimum fee of £960 (£800 + VAT)

Land Registry check £4.80 (£4.00 + VAT)
ETSOS AML check per client £3.60 (£3.00 + VAT)
Tenancy agreement fee £240 (£200 + VAT)
Annual registration of deposit with TDS £48 (£40 + VAT)
Reference check per applicant £24 (£20 + VAT)
Updating utility companies with meter readings & tenants' details £24 (£20 + VAT)
Setting up standing order mandate for future rental payments £24 (£20 + VAT)
Arranging check in or check out £30 (£25 + VAT) per check in/out
Arranging gas, EICR or PAT or EPC £30 (£25 + VAT) per request
Initial Right to Rent checks £30 (£25 + VAT) per tenant
Follow up Right to Rent checks £48 (£40 + VAT) per tenant
Change of tenant £300 (£250 + VAT)
Attending court £120 (£100 + VAT) per hour for Manager
  £240 (£200 + VAT) per hour for Director
Void property visits or additional routine visits £60 (£50 + VAT) per visit
Additional copies of statement £12 (£10 + VAT) per statement
Tenancy dispute and arranging of paperwork £60 (£50 + VAT) per hour
Sending a payments overseas £30 (£25 + VAT)
Drawing up of renewal paperwork and arranging signature £120 (£100 + VAT)
Serving notice Section 21 or Section 8 £120 (£100 + VAT)
Arranging for a present for your tenants £24 (£20 + VAT)
Annual tax statement £60 (£50 + VAT)

Sale of property
0.9% (0.75% + VAT) of the property purchase for the introduction of a tenant or connected person who agrees to buy the property

Cancellation of a let once it has been agreed
Once if have agreed an offer with you we will take up references on the tenants; if you subsequently tell us you do not wish to go ahead, you will be liable for the set up fee of £474 (£395 + VAT)

Vacant property management
We would advise you on the cost of this, as to what you need us to do for you
Price from £60 (£50 incl VAT)

Take Over Management Service
£180 (£150 + VAT) in addition to the monthly management fee and annual minimum fee

Overseas Landlords
If you live overseas for more than 6 months in a year, an additional 3.75% (2.5% + VAT) of the annual rent due, this fee is taken on a monthly basis
