Tenant's Guide and Fees

Here is a quick guide through the rental process
Once you have found and viewed a property that you like and the Landlord is happy to proceed with you, you will be sent an application form which generally asks for your employer's details (or accountant's details if you're self-employed), current landlord or agent's details, details relating to your employment contract, previous addresses and proof of identification, either a passport or driving licence.

Tenant Fees
To secure a property a fee equivalent to 20% plus VAT of the monthly rent will become payable per tenant aged 18 or over with a minimum charge of £200 plus VAT. This covers the referencing, agreement, check in and check out. All applications are subject to referencing, should you for whatever reason fail referencing the Tenant fees will not be refunded.

The fee for a Guarantor, if applicable, will be £150.00 plus VAT per Guarantor.

There will be a standard charge for the inventory and schedule of condition report of £125.00 inc VAT per tenancy, payable by the tenant/s.

Once we are in receipt of your checks and they are successful, the deposit and first month's rent in advance will be due. These will need to be paid two working days prior to your move in date. The deposit will be equivalent to 150% of the monthly rent (i.e. for a rent of £1000.00 per calendar month, the deposit would be £1500.00). All subsequent monthly rental payments should be paid by standing order either to your Landlord or DJP; you will be given the details at the start of your tenancy.

If you have any pets, a non-refundable Pet Deposit will be taken to cover the cost of professionally cleaning the carpets at the end of the tenancy. Prices will vary depending on the size of the property however you will be notified upfront of the amount.

Your Secured Deposit
By law your deposit must be registered with a government-approved Tenancy Deposit Scheme. At the start of the tenancy, we will tell you with which Tenancy Deposit Scheme your deposit has been lodged. Either your landlord or us can do this and if it is us, it will be with The Deposit Protection Service.

Inventory Report
You will be given a detailed inventory and schedule of condition report on your move in day. This will act as a mutual agreement between you and the Landlord as to the condition of the property upon your move in. You will be asked to read through and sign the report and return to us within 7 days.

End of the Tenancy
When you vacate the property we will check you out, comparing the condition of the property and any contents to the inventory compiled at the start of the tenancy. If there are no issues your deposit will be returned to you within 10 days. However if there are any issues identified, a proportion of your deposit may be withheld to cover the cost to rectify this. We will liaise with all parties to come to an agreement on the amount.
