Arrange and accompany viewings, providing feedback to the Landlord within 24 hours
Full comprehensive referencing and credit checks on all prospective tenants (and guarantor if applicable)
Drawing up of Tenancy Agreement (and guarantor agreement if applicable)
Collect first month’s rent and set up standing order for future rental payments
Collect deposit, lodge with authorised scheme and handle return of deposit liaising with all parties
Arrange Professional Inventory Clerk to prepare inventory of your property
Preparation of all necessary legal information upon tenant move in
Check your tenants in and out of the property using inventory report
Handle changeover of utilities
Monthly rent collection and payment to Landlord along with remittance advice via email or post
Chase non-payment of rent and follow the rent arrears process
Regular property visits and report back to the Landlord we will also carry out a rent review on an annual basis
First point of contact for all repairs and maintenance 24/7
Arrange and manage repairs and refurbishments with tenants and contractors as authorised by Landlord
